  Today ........ 2011

Today Valcour, Inc. is involved with many different kinds of projects and businesses, from big box warehousing projects, to single tenant medical office buildings, land development, residential subdivision, hotels and consulting services.  What we'd like to do in this section is provide you with a glimpse of where we are Today - 2011 and where we've come from, looking back to 1984 when the company started.


 Hotel Projects 

 Hospitality Lodging Investors, LP

This Partnership raised $5,000,000 in equity when it was originally formed in 1998.  It's goal was to develop a group of hotels under the Country Inns & Suites by Carlson flag.  To date the Partnership has built a 67 room hotel in York, PA, an 83 room hotel in Gettysburg, PA. and a 107 room hotel at the Baltimore-Washington International Airport.

In July 2004 the partnership purchased a 156-room Country Inns & Suites hotel, a 75-room Microtel hotel, a site with approvals in place to construct an additional 110-room hotel, and a 6,000 square foot conference center, all located in Beckley, West Virginia.

The Partnership constructed a 110-room Holiday Inn Hotel & Suites on the site it acquired in July 2004.  The site is located in Beckley, West Virginia. Construction started in August 2005 and the hotel opened June 7, 2007.  Construction Photo Gallery.

On May 8, 2008 the Partnership sold the Microtel Inn in Beckley, WV.

This project is a 13 story, urban hotel and condominium project in downtown Asheville, NC.  You can click here to view the dedicated sites for the sale of a condo - The Residences At 151, the rental of a condo, The Suites At 151 or to make a reservation at Hotel Indigo Asheville Downtown.  Also, new to this project is "The Asheville Club at 151", Asheville's premier private residence club

 Locust Point

This transaction was a build-to-suit project for a single tenant. The building was a 102,400 square foot single tenant facility located in New Kingston Pennsylvania. The partnership leased, managed and eventually sold the project after operating it for several years. The project was valued in excess of $2,250,000. Site Photo

  Farmbrook

This Partnership built and developed a 10.5 acre tract of land in the Farmbrook Industrial Park in York Pennsylvania with a 112,500 square foot warehouse project. The partnership built the project with equity raised through a limited partnership offering. The project was constructed with all equity, without a tenant, then leased. After 100% occupancy was achieved, financing was acquired and a portion of the investors investment was returned to them. The project was eventually contributed in an "UPREIT" transaction where our partners had the option of receiving cash or shares in a publicly traded REIT. This was one of several buildings involved in the UPREIT transaction. The project was valued in excess of $3,000,000.

  Emig Mill Partners

This Partnership was formed to purchase an industrial site consisting of 38 acres with the eventual plan to construct through other partnerships, industrial buildings. The partnership sold the land to Emig Income Partners for their project. Later, in 1999, the partnership constructed a 340,000 square foot building that it leased to a single tenant on a long term basis. In June 2004 the building was sold for $10,850,000 to a real estate investment company. Site Photo

This Partnership purchased an 86 acre industrial site at Exit 1 of Route #78 in Lebanon County, Pennsylvania. The Partnership had intended on developing the site into an industrial park. While plans were being developed Sherwin Williams Company approached the partnership and eventually purchased the entire tract.  Edden Associates

This Partnership purchased a 40 acre industrial site at Exit 1 of Route #78 in Lebanon County, Pennsylvania. The goal was, and continues to be, to develop build-to-suit industrial projects. In 1999 the partnership brought an additional partner into the partnership who brought with him our first tenant. An 80,000 square foot building was constructed using approximately 12 acres of land. Within a year the tenant required additional space and an addition of 60,000 square feet was added. During 2001 a second addition was added bringing the total square footage to 200,000 square feet. The partnership has 28 acres of land remaining on which it can develop up to an additional 450,000 square feet. The partnership is interested in other build-to-suit opportunities. Site Photo

 PennCapital Partners I - Aetna Building

This Partnership purchased a 24,000 square foot office building in Camp Hill, Pennsylvania that was leased to the Aetna Insurance Company. The partnership owned, operated and eventually sold the building after a 4 year period. This was the first partnership organized by Valcour. The project was valued at $1,950,000. Building Photo

This Partnership purchased land on a strategic corner property in York, Pennsylvania and constructed a 7,800 square foot multi-tenant office building. Within the first year of operation the medical group exercised it's option to purchase the facility. The project was valued at $415,000.

  HC Partners

This Partnership purchased approximately 90 acres of land and 15 finished building lots in Lower Paxton Township, Harrisburg Pennsylvania in a development known as Huntclub. The project was purchased from the RTC (Resolution Trust Corporation) a quasi government agency that was set up to liquidate property taken back from failed saving and loans. The partnership installed roads, water, sewer and gas lines in the development. It worked with several different quality builders who construct homes on the lots.
